Project Manager

ROLE
The Project Manager is responsible for the daily management of all aspects of a project.  The duties of such include financial, schedule and quality assurance.  In addition to the oversight of the project team the Project Manager engages in the day-to-day interaction with Owners, Architects, Designers, Engineers, Building Management and Subcontractors.

RESPONSIBILITIES

  • Responsible for the development and approval of the project budget as well as the project’s day to day financial management.  Preparing Subcontracts and Purchase Orders, verifying Subcontractor Requisitions, the acceptance and payment by the client, Change Orders, and corresponding updates.

  • Reports regularly to Senior Management on project status, project schedule, Owner relations, requisitions, and collections.

  • Responsible for project schedule including development, maintenance, and financial impact.  The communication with Client/Architect, subcontractors, and the project team of all changes and necessary approvals.  The adherence to milestone dates, managing the impact on budget and manpower needs as well as the development/implementation of the trade-by-trade schedule.

  • Responsible for work scopes and buy outs including subcontractor review/qualifications, subcontractor terms, incorporation of schedule into buy outs, submit Trade Awards for approval, monitor and manage the job cost worksheet.

  • Assist the Superintendent with site coordination, including daily site visits, coordination of Subcontractors and field personnel, review the subcontractor’s progress, review drawings and sketches, inspecting pre-fabricated items prior to delivery and after installation, ensuring the highest standards of safety and quality on site.

  • Responsible for the administration of project, including review, processing and maintenance/filing of all construction documents and logs and routing items to all relevant project parties.

  • Leads weekly jobsite meetings with Architect/Owner including agenda preparation and post meeting minutes.

  • Oversee project close-out including Punch List, sign-offs, Change Orders, required Permits and final waivers/releases from all subcontractors.

 
REQUIREMENTS

  • 5+ years of high-end residential construction and or project management experience.

  • Engineering, Architecture or Construction Management degree preferred.

Site Superintendent

ROLE 
The Site Superintendent is the lead site management person responsible for the direct supervision and coordination of all physical construction activities on a project.  Oversee the work being performed, ensure devotion to the highest standards of safety and quality, they are the liaison for all subcontractors and building staff on the job site.

RESPONSIBILITIES

  • Review and understand all scopes of work as developed by Estimating and Project Management, they must be familiar with the Schedule and Budget to guarantee on time delivery, while presenting ideas for improved efficiencies.

  • Advise project team daily of directives issued by Design Team via WRITTEN confirmation and or Work Order.

  • Responsible for all tools, equipment and supplies on site including the placing of orders for any incidental tools.

  • Prepare progress schedules, Two-Week Look Ahead and Manpower Request reports with the projects APM.

  • Oversee all work on site including subcontractors, field personnel, deliveries, and installation; provide daily work schedules, ensure quality/accuracy of all work, set benchmarks and levels, and where necessary, perform layouts.

  • Work in conjunction with the APM to maintain necessary records for all site personnel including Time Sheets, prepare Work Orders, RFI’s, Daily Field Reports; maintain current/complete on-site project files (construction documents, sketches, submittals, etc.)

  • Responsible for maintaining the highest standard of safety on site, ensuring the observance of all policies, must remedy unsafe site conditions immediately and must notify the CFO/COO within 24 hours of a project accident by preparing First Report of Injury (Accident Report); maintain OSHA safety log, always maintain project cleanliness and order.

  • Attend ALL job site project meetings and address any open items that may impact progress and quality.

  • Represent Godwin Inc. in relations with all inspecting authorities, ensure authorities with jurisdiction are apprised of the project requirements related to their duties, cooperate with inspectors to ensure timely approvals.

  • Assist with the preparation and completion of punch-list, Owners Service and Maintenance Manuals, including the collection of appliance and equipment warranties, development of access panel and valve charts.

 
REQUIREMENTS

  • 5-10 Years of high-end/luxury residential construction site management experience.

  • OSHA 40 Hour required.

  • Asbestos/Mold/Lead/Silica Awareness.

Assistant Project Manager

ROLE
The Assistant Project Manager (APM) supports the Project Manager as the lead administrative person for the project.  Responsible for managing the Project documents, including financials, construction documents and subcontractor submissions.  The APM is responsible for the orderly flow of information between Godwin Inc., subcontractors and vendors.

RESPONSIBILITIES

  • The APM is responsible for maintaining updated budget and buyout worksheets, processing Change Orders and Trade Awards, maintaining logs, processing subcontractor and vendor invoicing, preparing the Waivers of Lien.

  • Preparing commitment documents and contracts with subcontractors, vendors and suppliers as directed by the Project Manager.

  • The APM may participate in the buyout of minor scopes of work (e.g. bath accessories, etc.) at the request of the Project Manager.

  • At the direction of the Project Manager, the APM orders incidental materials and tools for the field and prepares in-house schedules (e.g. doors, hardware, accessories, etc.).

  • The APM is responsible for the tracking, updating and filing of all Architectural, Engineering and Consultant Drawings and Specifications; SK’s and any other Submittals (e.g. RFI’s, Shop Drawings, and Samples) and the maintenance of associated logs.

  • Assist the Project Manager in preparation of Project Reports such as field meeting minutes, tracking logs, and change orders.

  • Prepares and revises punch-list in cooperation with the Site Superintendent and Project Manager.

  • Maintain project files in binders of all documentation as well as electronic files per company policy.

  • Prepares the Owners Service and Maintenance Manuals in cooperation with the Site Superintendent and Project Manager for delivery to the Owner and Building Superintendent.


QUALIFICATIONS  

  • 2+ Years experience in high end residential construction.

  • 4 Year college degree in Architecture, Construction Management or Engineering.

  • Proficient with MS Project and MS Office Suite.
